Minor Alterations Can Eliminate Citations
The NYC Department of Buildings (DOB) allows minor alterations and ordinary repairs to a property without a special permit as found in building code section §28-105.4.2. These include normal plumbing work, emergency recovery, and small modifications to a building or any part of it which does not negatively impact the edifice itself or fire and structural safety.
What are not minor alterations and repairs?
Removal of any load bearing or required fire-rated wall, door, floor or roof construction
Removal, cutting or modification of beams or structural supports
Removal, change or closing of any required exit
Additions, rearrangement, relocation, removal or replacement of any parts of the building affecting loading or exit requirements, light, heat, ventilation, elevator requirements, accessibility requirements, or any fire suppression or fire protection system.
Additions, rearrangement, relocation, removal or replacement of any portion of a standpipe or sprinkler system, water distribution system, house sewer, private sewer, drainage systems, any soil, waste, vent pipe or any gas distribution system.
Plumbing work other the repair or replacement of fixtures, pipes or faucets from the exposed stop valve to the inlet side of a trap.
Alteration or repair of a sign for which a permit is required.
Other work affecting health or fire or structural safety of the building or the safe use and operation of the service equipment.
