Bathroom Finishes and Fixtures

New York City has rules and regulations for bathrooms, which when not met, can bring violations and penalties. Bathroom walls must have smooth, durable, non-absorbent materials. Paint, wallpaper, ceilings and floors need to be made resistant to moisture retention and humidity.

Plumbing fixtures must be made of corrosion resistant, waterproof material such as porcelain, stainless steel, soapstone, stoneware, some plastics, copper, nickel-based alloys or steel.

Besides being tricky to paint behind toilets, sinks and garden tubs, bathrooms should always be coated with a satin, semi-gloss or high gloss finish that includes a mildew resistant component in the paint or primer. High gloss is the least porous and easiest to wipe, wash or scrub.

Public restrooms should have privacy stalls and partition walls between urinals. The gender for bathrooms must be clearly marked at the entrance.
