Exterior Window Maintenance

Exterior Window frames and trim in New York City need to be well-maintained and painted at least once every 5 years. It is required that any loose debris be removed and the surface sanded and/or cleaned appropriately prior to new coats of primer paint. The Department of Buildings (DOB) can require that window trims are painted more frequently if they peel, bubble or crack more often due to weather, neglect or poor workmanship.

For wood, this means scraping, sanding, priming and painting. Metal window frames made of corrosion resistant metal may not need maintenance as often as wood. However, any deterioration or decay in a windowsill, trim, molding or lintel must be repaired or replaced in a timely manner. There is no permit required for window work like:

  • modifications for energy efficiency and weatherization
  • prepping and painting of window frames
  • replacement of caulking or other sealants
  • repair or install new window hardware like hinges or handles
  • updating or adding weather stripping
  • routine maintenance and repair of metal and wood frame windows
